New building proposed at Conoco lot

A new proposal to replace the Conoco gas station in downtown Aspen will get its first public review tonight. Aspen Public Radio’s Carolyn Sackariason has more.

The property at  the corner of Monarch and Main streets is owned by developer Mark Hunt, and was first proposed to be a lodge called Base 2. But voters overwhelming shot it down last fall through a citizen petition.

Now he’s come back with a two-story commercial building that is proposed to be just under 6,000 square feet. The city’s historic preservation commission has approval authority for the project, although city council can examine certain aspects of the decision.

Tonight, the commission will review the project conceptually, focusing on the size of the building. While city staff finds the building compatible with the surrounding area, they recommend the application be continued so the design can be changed to meet setback requirements.
