Aspen City Council is scheduled to discuss two new affordable housing developments Monday. Both require higher density zoning than their neighborhoods currently allow.
Combined, the proposed affordable rental developments on the S Curve near Hickory House and Castle Creek Road across from the hospital, would create 48 more bedrooms within city limits.
However, for the high-density units to be approved, city council will have to reassign the land they will be built on to “Affordable Housing/Planned Development,” which allows for more bedrooms on the two sites.
The 10-unit apartment building proposed for the intersection of Main Street and 7th Street is on a 9,000 square foot plot that, right now, only allows for two units. The Castle Creek development sits between established employee housing and designated open space.
City staff, who have been working with Aspen Housing Partners, LLC to bring more affordable rentals to Aspen, recommend the council approve both zoning changes, with conditions.
