The Fields Subdivision: OK, but conditions apply

After more than a year of review, Eagle County staffers have changed their minds tentatively and are recommending the controversial Fields subdivision proposal in the mid-valley be approved.

Before, they wanted elected officials to deny the residential and commercial development proposal off of Highway 82.

 

The project consists of 110 free-market housing units, with up to 27 being affordable. Last December, the Roaring Fork Regional Planning Commission voted 4-1 in recommending denial of the project, mostly because the traffic plan was inadequate. The developer has modified the plan, which the Colorado Department of Transportation is OK with now.

 
So Eagle County staff is recommending to commissioners they approve project, with conditions.

 
The developer also made some concessions -- like putting an easement on a piece of property nearby.

 
The zoning there would need to change because the 19-acre parcel near the intersection of Highway 82 and Valley Road is currently slotted for 2-acre lots.  

 
The Eagle County Commissioners were scheduled to meet about the proposed project next week, but they moved the meeting until Dec. 1.
